Torus Games

As one of the worlds most polific independent game developers, Torus Games Managing Director Bill McIntosh was looking for something a little more surreal……

The complete refurbishment of the Torus Games studio in Bayswater Victoria motivated Mr. McIntosh to leave no stone unturned.

The studios of Torus Games were transformed from 1400sqm’s of outdated office space, into 1400sqm’s of what some say an original and spectacular example of innovation; at all levels.

From a complete state of the art security and access control system, to energy efficient lighting, large water tanks, CBUS electrical system, staff showers, café & games room, Mr. McIntosh expressed his awareness of the impact a substantial air conditioning & heating plant would have on the environment.

Working together with Mr. McIntosh Air Control were able to provide Torus Games with the adequacy of heating and cooling that was needed, while maintaining efficiency and energy conservation the number one requirement.

Working with the existing constraints of one (1) main plant room, Air Control retrofitted a new air cooled energy efficient Carrier APAC Chiller to an existing Air Handling Unit. The three (3) compressor Chiller was designed to suit the studio requirements, enabling an intelligent controls system to be fitted and operate the Chiller in stages as requested from building loads.

In addition, the existing air distribution was deleted and a new impressive spiral oval duct work system was installed to match the highlights of the studio and complement the open ceiling effect. Quality insulation was fitted between all roof perlins and concealed with a custom designed corrugated sheet metal.

From a heating perspective, Air Control decided to utilise a gas fired Raypak boiler & pump and installed water-sourced re-heat coils to six (6) different zones within the studio. Installing the heating hot water pipe work outside on the rooftop, ensured there was no interference with the delicate visual impact of the roofline.

Utilsing a powerful Innotech Direct Digital Controls (DDC) system, Air Control were able to engineer and design a highly efficient programming schedule to control all the air conditioning, heating and ventilation equipment, keep energy conservation to an absolute minimum and maintain the necessary conditions the studio requires.

Conditions of the sound recording studios built within Torus Games is also controlled via an Air Control designed Innotech DDC system, defeating the challenges of silence and precise temperature control within these environments. A front-end PC, with highly detailed graphical representation allows the maintenance staff and management of Torus Games to monitor and control many aspects of their new plant.

From plan view building temperatures to main plant equipment such as the Chiller, Air Cooled Condenser, Boilers, Pumps, Air Handling Unit & Re-heat coils, the entire air conditioning, heating and ventilation plant at the Torus studio is all accessible from one handy PC situated in the server room.

Mr. McIntosh and the engineering team at Torus now feel confident that there new equipment & plant setup is maintaining comfortable conditions throughout all four seasons at maximum efficiency.

Air Control congratulates the McIntosh family and the team at Torus for successfully completing such an amazing redevelopment of their new office and studio.
