Mantra - on Little Bourke
An inner city Hotel, accommodating for in excess of 150 occupied guest suites and many other premier guest services, it’s understandable that the hotel were in search of a more effective approach to monitor and control the operation of their air conditioning, heating & ventilation plant.
Playing the part to reduce energy consumption, greenhouse gas emissions and maintain a high level of comfort within the complex were the fundamental objectives that needed to be achieved.
After an extensive history of regular maintenance on the plant, Air Control put together a sustainable proposition to overcome the many challenges at hand.
Air Control designed and implemented an effective controls retrofit package to enhance the ability of the air conditioning plant not only in performance, but increasing the efficiency of equipment, reducing energy consumption and providing comfort results throughout the entire building.
In addition, the maintenance staff & management have direct access to many levels of the operation of equipment, including temperature control throughout 150 guest rooms, dining restaurant, gym & spa, reception and administration offices.
Air Control utilised the powerful capabilities of a new Innotech Direct Digital Controls (DDC) system to take control over all air conditioning, heating and ventilation equipment. Installing a new network backbone through the building, Air Control were able to deliver the new DDC system in stages, enabling other parts of the building to operate as normal and avoid a total shut down event.
Starting with the some of the problematic areas, Air Control kicked off the retrofit to several floor levels, paying particular attention to guest rooms, air handling units, chilled water & heating hot water regulation.
Bringing economy cycle (free cooling) back to life on the air handling units and implementing precise temperature control of guest rooms delivered early results for Mantra staff & their customers.
Moving on to the main plant equipment, Air Control then undertook extensive wiring modifications to the mechanical services switchboards and installed the new Innotech DDC to the York Chiller, Raypak Boilers, Pumps, Fans, Exhaust systems, Domestic Hot Water and all other associated items.
Working closely with hotel maintenance management, Air Control then produced a highly detailed graphical front end computer. The front end PC has been developed as the gateway to the entire operation of the buildings plant and provides in-depth monitoring and control capabilities for Air Control technicians and more importantly, Mantra hotel staff.
Each piece of equipment in the building has been translated into an animated graphic, providing the user with real-time information and a true reading of what the equipment is doing and how it is operating. All available from the stationary position of a PC, this in itself provides many benefits!
By taking control of 11 levels of hotel accommodation and guest services, 12 plant rooms including the main Chiller & Boilers, Air Control has been able to dramatically improve the efficiency of all equipment and reduce the demand on the Chillers & Boilers.
Providing a graphical and user friendly gateway to the entire building Air Control has enabled easy access for maintenance staff and management to monitor and control major aspects of their air conditioning plant and attend to any issues as soon as they arise.
More importantly, Mantra has managed to achieve the objectives they set out with little or no disruption to their operations. By reducing there energy consumption, maintaining their assets and improving comfort levels of the hotel we are confident for a positive outlook and many happy check-ins to come!
